Replacement Roofing – Let’s Start at the Top

New Roof or Replacement Roof?

Home roofing is likely to be a big investment, so you’ll want to be absolutely certain you’re making the right decisions about what to do, how to do it, and who will do the best job for you. Take solace in knowing that a new, replacement roof will return some 80 percent of its cost at resale and is a feature that buyers actively seek. The main question is whether you should undertake a complete roof replacement or a simple re-roof, so let’s start at the top!

Re-Roofing: Fast and Least Costly

In replacement roofing (re-roofing), a new shingle overlay is installed over your worn shingles, adding a protective layer and improving the roof’s appearance. The drawback is that re-roofing will not expose hidden damage to the roof deck, such as rot or sagging, and will not last as long as an entirely new roof. If your roof has minor issues or leaks but is generally in good condition, re-roofing may be your answer. We don’t recommend partial re-roofing of small areas since repairing only one or two areas may cause an uneven roof with mismatched shingles. Also, building codes prohibit us from re-roofing if there are already two layers of shingles.

Complete New Roof – Bigger Investment, Long-Term Peace of Mind

If your roof has major water damage, mildew or mold sags in spots, or is more than about 15 to 17 years old, you most likely will need a completely new roof. Once the old shingles have been removed, we’ll inspect for damage to the underlying deck materials. Removing of the old layers and disposing of them adds to the time of the job and the overall costs. But the peace of mind from knowing that this is a job that is guaranteed for 20 years or more may make it all worth it.
